FREAK OUT giler punya freak out, sampai malam2 hujan2 lebat pun kita drive kesini just to make sure we can live with it, and to confirm this is what we want before we put down the deposit.
I tell you those days are the most tense days ever. Salesperson kept on calling saying, this is the last unit, with this price... 3 buyers are asking for this unit bla bla bla.
It was moments like "maybe we should just let go" "but the house is so nice" "maybe this is Allah saying we should not do this" "bayar jer la jom"
kakakakaka.....
Punya google sampai luka2 jari (konon) pasal komen orang tinggal sini muehehe. Tapi cuma jumpa last update was aug 2011 ke apa pasal bau ni. Forum facebook tu macam tak berapa sangat update pasal bau. So basically we do not know how serious this problem will be to us.
So NOW.... I felt that I have a social responsibility to update muehehe. so all of you needing this info knows how to cope with it later. Hope it could calm your nerve down. :P
Selepas jer I buat entry lepas, keesokkan harinya NO MORE smell, ok. Didn't I tell you, it is just a once in a while kind of thing?
Morning is good. You can jog, you can smell your backyard, siram rumput dan enjoy.
Malam, you can open the window back.
The children are still pretty much oblivious about the smell.
Oh I forgotten to put one very strong opinion last time.
I said even if it takes 10 years to resolve the problem, insyaAllah it will be resolved, right? That is what I said? If you think that you would have a hard time selling it later, please dun be.
1st, it is freehold. whatever is freehold is good :) That is my opinion as ex-realtor in Singapore. :)) I always love freehold as compared to leasehold. It is some assurance for me. I do not know about you :P
2nd, it is 45mins to KL and some 30 mins to Putrajaya/cyberjaya. Maybe some 20mins to Kajang.
3rd, The layout of the house and the size of the house, how can you get this elsewhere? In my humble opinion the layout is oh so clever. You can't get similar layout in "wanted areas"...ok until i see the bungalowlah.. Later I show you picture. Me and my daughter dun seems happy after our site visit last weekend kakaka!
So kalau lagi 10 tahun baru habis masalah bau ni, your house area and sekeliling sure dah bertambah maju, now pun population dah spilled over to these sites up to seremban 2, InsyaAllah, your freehold value will still be there.
BUT, again, IMHO, if you want to buy for investment and get the profits quick, dun think you should pour your money here. I underline quick because quick in my definition is once you get the key, and you want to resell for profits. You should do that at bukit jalil, PJ, Kinrara, KL etc. For me, you should do apartment. things that easy to let go and easy to get purchaser.

ReplyDeleteHi chew, there must be 1 or more reasons for us to make 1 big decision.. Since you have put down the deposit, just enjoy your decision. Even if there is problem later with the house, (which house developer is perfect anyway?)you just work around it. In my personal opinion, the biggest mistakes will be regretting and despising the house after taking the big financial commitment. So think positive. A house will always be an asset anyway!

ReplyDeletepersonal opinion, I love seri pajam's project. The area may not be any different from my area. The traffic is a bit crazy in the morning. But imho it should not be a reason NOT to buy.
ReplyDeleteAll the above reasons (in the blog and my comments) that I shared are my justifications to good buy.
Above all, do you feel it in your heart that you WANT this house? if there is slightest doubt it is "the" house, then don't.
but if you have fallen in love with it just some concerns about certain things, evaluate the "certain things"... is it going to be permanent? can the problem be fixed in 1-2 or maybe eventually in 10 years time. what is your level of tolerance on it? ie. I could not tolerate house with just 4 bedrooms, then don't. and I could not tolerate house with no land, then i will not choose the house. In this case, I can tolerate the off and on bad smell. i can tolerate teh traffic jam (so i go out early) kind of things, then I definitely will buy the house.
If you buy for investment, factors and criterias are different. you need to assess the value of the property in that area. In sg, we will have the report, but in my, only realtors with licence could have this stats. so basically, you only see the asking price house advertised in the arealah...
I hope this helps. Good luck. My motto is, I do not believe house will not be an asset. house will always be an asset nevertheless....

the smell is not constant. but it surely stink when it pass through.... we never regret with the house... we are into the 7th mth already...

ReplyDeleteSo far, when I asked surrounding people r reading blogs, forums yet most of them said that housing project in pajam is worth to buy regardless all the stinky garbage smell which occurs in n off but I don't give a damn on that cz knowing that what will u get after big spending is worth ! Don't compare the surrounding with KL r PJ r Bangsar cz I don't see any life there even if I were to be offered a house which has a similiar space and price...well I depends on how people look at the housing area's perspective but so far as a Muslim I m glad that that area may offered me a better life in my old days and it's just my two cent-happy to inform that I m one of the owner of aria type C corner lot in citra hill n feel free to drop to my teratak for house warming in coming , will let u know soon

Deletetaman mulia is "nearer" to the garbage dump... but from my place to taman mulia is about 1km...so it may not make any difference. the wisest thing is to check the resale value of the house with the bank. so you can foresee if you are going to sell it in the future, you would know if it is as per the market value. (the 2 values are crucial for your potential buyer in getting house loan).
the design is a bit older than what seri pajam has nowadays but in terms of space -still very spacious... the address is also "imho" not as commercialized as per the current project. you might have to compete with the new projects in terms of the market value later...
but that is just my personal opinion.
Please check with the bank and ask their opinion on the resale value.. nilai housing area still not as hawt (hot) as PJ...
alhamdulillah.. after reading all this.. I feel a bit relief.. All this while have been hearing all the bad news.. I have bought a house at citra hill.. really hope its worth it!
